- What is your commission and are there hidden fees?
- Our standard commission starts at 15% of the gross booking. There are no setup fees, no monthly retainers, no cancellation penalties and no minimum-revenue clauses. You only pay when a guest actually completes a stay. The exact percentage may go slightly higher for premium properties or complex management profiles — we agree it in writing before you sign.
- What exactly is included in the commission?
- Listing creation and optimisation on Airbnb, Booking and four other platforms; professional photography; daily dynamic pricing; 24/7 multilingual guest support; check-in and check-out; professional cleaning and linen between stays; coordination of maintenance; tourist registration with the authorities; monthly reports; and access to the Owner Portal. The only owner expenses are utilities, community fees, IBI and home insurance.
- Who is responsible for the VT or VUT licence?
- The tourist-rental licence belongs to you as the property owner — it is not transferable. We help you obtain it if you do not have one yet, walking you through the application with the Generalitat Valenciana, the certificate of compatibility from your town hall and the necessary technical documentation. Without a valid licence the apartment cannot be legally rented short term in the Comunitat Valenciana.
- How and when do I get paid?
- Owner payouts are processed monthly. By the tenth of each month you receive a transparent statement covering the previous month: gross bookings, our commission, deducted expenses (cleaning, supplies if any) and the net amount transferred to your bank account. The same data is visible live in the Owner Portal at any moment.
- How are taxes handled — IRPF, non-resident tax, IVA?
- Tax filing is the owner's legal responsibility. For Spanish residents, rental income is declared in IRPF; for non-residents in EU and EEA the rate is generally 19% on net rental income, and 24% on gross for non-EU residents. Short-term rental without additional hotel-style services is generally IVA-exempt. We provide all documentation your tax adviser needs and can recommend a Benidorm-based gestoría if you do not have one yet.
- What about insurance and damage to the apartment?
- You should hold a home insurance policy that explicitly covers short-term rental. We additionally use the platform protection programmes (Airbnb AirCover up to one million euros, Booking damage policy) and we collect a refundable security deposit on direct bookings. Minor wear-and-tear is the owner's expense; significant damage caused by guests is recovered through these protection programmes.
- What is the minimum contract term and can I exit?
- There is no minimum permanence period. The management agreement is open-ended and you can terminate it with 30 days written notice — no penalties, no clawback of fees already earned. We honour any bookings already confirmed for guests who paid in good faith.
- Can I still use the apartment for myself or my family?
- Of course — it is your apartment. You block the dates you want in the Owner Portal and we make sure those nights are not bookable. We recommend blocking dates at least four weeks in advance to avoid conflicts with confirmed reservations, and we coordinate cleaning between your stay and the next guest at standard cleaning cost.
- How do I keep track of everything remotely?
- Through the Owner Portal — a private dashboard where you see live calendar, bookings, daily revenue, expenses, cleaning schedule, guest reviews and monthly reports. You can block dates, message us, raise incidents and download tax documentation. Available in five languages, on desktop and mobile.
- How is tourist registration handled?
- Spanish law requires reporting every guest to the Guardia Civil or Mossos d'Esquadra within 24 hours of check-in (Hospederías system / SES.HOSPEDAJES). We collect ID at check-in, perform the legal registration on the same day and store the records for the legally required period. The owner is fully shielded from sanctions related to non-registration.
